Sydney-based money manager Quay Global Investors has built its reputation on a contrarian investment philosophy, defying conventional market wisdom. Three years ago, when the Silicon Valley Bank collapse triggered panic and investors abandoned commercial property, Quay’s co-founder Chris Bedingfield saw opportunity. Refusing to join the stampede, Quay went bargain hunting for office stocks, a move yielding their biggest career win by doubling an investment within a year. Quay Global Investors is a Sydney-based real estate investment firm managing a global fund, focused on identifying undervalued real estate assets.
This contrarian stance now sees Quay diverging from the market’s current hot trade: AI-driven data centres. Bedingfield is deeply sceptical of the sector’s “dizzying heights,” viewing it as a potential “overshoot” and “mania.” The firm adheres to a rule: never buy above an asset’s replacement cost, a principle for long-term capital protection. Consequently, Quay holds only a minimal position in data centres, believing current pricing exceeds construction costs. Instead, Quay anchors its $1.3 billion fund to resilient areas like senior housing, self-storage, and top-tier retail.
Quay’s value approach has delivered notable wins, including US mall operator Macerich and senior housing giant Ventas. While returns have varied historically, the fund recently jumped 10 per cent over three months, beating its benchmark by 1.6 per cent. Domestically, Quay largely avoids the Australian market due to regulatory concerns and developer dominance; Scentre Group, for prime retail assets, is its sole local holding. Bedingfield highlights European self-storage operator Safestore as a deeply undervalued play, citing its book value exceeding its market price, showcasing Quay’s patient, value-driven approach.
