Abacus Group (ASX:ABG) is an Australian real estate investment trust. It now focuses on A-grade office assets across Australia’s eastern seaboard markets. Today, the company announced its results for the financial year ended 30 June 2026, reporting Funds from Operations (FFO) of $81.2 million, a 1.9% decrease from FY25. A statutory net loss of $74.5 million resulted from the reclassification of its Abacus Storage King (ASK) investment. ABG maintained its distribution at 8.50 cents per security, with Net Tangible Assets (NTA) at $1.59 per security.
A key development in FY26 was the completion of the internalisation of Abacus Storage King, positioning Abacus Group as a pure-play Commercial REIT from FY27. Managing Director Steven Sewell highlighted strategic priorities of simplifying the business, strengthening the platform, and positioning for sustainable growth through operational efficiencies, portfolio optimisation, and capital discipline.
The Office Portfolio recorded operating earnings of $89.6 million, a 3.2% decrease on FY25, despite positive leasing outcomes, and its A-grade assets achieved an NPS of +35. The Retail Portfolio delivered a 4.5% increase in like-for-like operating earnings to $30.0 million, supported by 97.4% occupancy. Abacus Group reported gearing at 36.2%, remaining within its target range.
For FY27, Abacus Group has provided distribution guidance of 6.70 cents per security, targeting a full year payout ratio of 80%-90% of FFO. The group expects 67% of this distribution to be fully franked. Abacus Group reiterated its commitment to active asset management and disciplined capital allocation as a focused Commercial REIT.
