ASX-listed seniors rental village operator optimises portfolio and strengthens management through key North Queensland transactions.

Eureka Group Holdings Limited (ASX: EGH) is an Australian company. It specialises in the ownership, operation, and development of seniors rental villages. The Group announced a strategic asset swap and capital release, executing four joint venture transactions with a private investor syndicate. This involves selling 50% interests in its two Cairns villages, Earlville and Smithfield, for approximately $11.05 million. Concurrently, Eureka acquired 50% interests in two Townsville villages, Condon and Wulguru, for approximately $10.35 million, plus associated costs.

This strategic optimisation releases approximately $10.4 million in capital for Eureka, designated for deployment into higher-yielding developments and reducing gearing across its broader portfolio. Furthermore, Eureka secured new long-term 10 + 10-year Management Agreements for all four villages. These agreements feature significantly improved commercial terms, including profit share arrangements and a first right of refusal. In consideration, Eureka will issue the Syndicate a one-off fully paid EGH share issue valued at $150,000.

Mr Simon Owen, Eureka’s Managing Director and CEO, emphasised the strategic benefits. “This demonstrates Eureka’s strategy of recycling capital from mature, high-performing assets into opportunities where we can increase our ownership and improve the long-term economics of our management platform,” Mr Owen stated. The Group retains 50% interest in the high-quality Cairns villages while gaining 50% ownership of established Townsville villages it has managed for over a decade. All four assets boast occupancy rates exceeding 98%. Settlement is expected mid-October 2026.
